Sitting above Sailors Bay, Minimbah House has an incredible outlook but felt disjointed both inside and out. The layout was fragmented, access was awkward, and the interiors didn’t maximise the breathtaking waterfront views.

Our challenge was to improve flow, invite in natural light, and create a home that evolves with our client’s family.

Instead of starting from scratch, we reworked the existing structure, slicing a bold north-south axis through the home to improve circulation and capture more light.

A new street-level garage anchors the home within the sloping site, the green roof softening the transition between architecture and landscape. Pedestrian and vehicle access were redesigned to create a more intuitive, welcoming arrival.

Inside, open-plan living areas spill out to the backyard and pool, creating a relaxed indoor-outdoor transition. Upstairs, three kids’ bedrooms and a main suite provide a balance of togetherness and solo time.

Rich, natural materials such as Elba stone, timber veneer, and cedar battens bring warmth and texture, while roof gardens and external venetian blinds improve comfort and energy efficiency.

Minimbah House feels deeply connected to its site, with every space drawing in light, air, and views. A daring engineering move to add a lift into an existing corner also future proofs the home.

Throughout the process, collaboration was key. Our clients Alex and Andrew played an active role in crafting a design that reflected their vision.
